The FEDERAL RESERVE Keeps Buying MORTGAGES; BLACKROCK and VANGUARD Using ZILLOW to BUY UP HOUSING Across the United States

The Federal Reserve keeps buying mortgages amid soaring house price inflation, which has risen 15.8 percent across the United States from the previous year.

According to the AEI Housing Center, house prices will continue to rise 14-16 percent annually and are currently higher than the 2006 U.S house price Bubble peak.

The Fed is pushing out would be house buyers – everyday Americans – expanding its mortgage portfolio while printing money at the same time, and now owns a whopping 24 percent of all residential mortgages.

This is only fueling house price inflation.

Since November 2016, the Fed has nearly doubled its total assets from $4.5 Trillion to $8.7 Trillion in November 2021.



That’s ten times the amount of total assets the Federal Reserve had in 2006, which was only $861 billion and their portfolio did not include mortgages.

Today, the Fed owns a massive $2.6 Trillion in mortgage debt alone – 48 percent more than five years ago when it was $1.7 Trillion. 

The Fed has never owned mortgage debt previously.

During the 1960s, Congress pushed the Fed to buy debt issues – not mortgages – of federal agencies involved with housing.

Fed Chairman William McChesney Martin, resisted and testified that such an idea would “violate a fundamental principle of sound monetary policy in that it would attempt to use the credit-creating powers of the central bank to subsidize programs benefiting special sectors of the economy.”

Monolithic companies Vanguard and Black Rock have also been buying up properties, using website Zillow to do it. Rumor has it, they are buying houses, sight unseen and outbidding everyone else, making home buying for everyday Americans that much tougher.

And while the Fed continues to buy mortgages, rental apartments have reached near full capacity across America.

RealPage, a property management software company, has released new data and it shows that apartment occupancy in the U.S hit a record high in December.

According to the RealPage, professionally managed apartments hits 97.5 percent occupancy. A record high and a full two percentage points up from the previous year – that two percent equals hundreds of thousands of households.

“I don’t think most people realize just how crazy that is,” Jay Parsons, deputy chief economist for RealPage, told Bloomberg. 

“Not only is that a record, typically we consider 95 to 96% to be essentially full,” Parsons said.

During 2020, rent plunged as people left the metropolitan areas like New York City, San Francisco and Los Angeles.

Owners of apartment buildings experienced a large number of tenants breaking their leases to make the move to the suburbs, owed in part to the rising crime rates in metro areas and this caused landlords to entice new tenants with rent discounts. The result was rising rent prices.

Pew Research Center did their own study and found that rental homes and apartments were experiencing the lowest vacancy rates in 40 years.

“Rents are rising, and the discounts and concessions of 2020 are likely a thing of the past. Moreover, demand for housing continues to outpace the supply,” Bloomberg said.
